What Is an Electrical
Planning Report?
An EPR assesses your
building's electrical capacity and peak load, evaluates energy-saving
opportunities, and models what would happen if all units had heat pumps and EV
chargers. Importantly, EPRs address loads and capacity — they are not
required to include upgrade costs, since technology may change by the time
additional power is needed.
What Is an EV Ready Report?
EV Ready Reports focus specifically on charging station infrastructure. In most cases, the EPR should be completed first — a growing number of municipalities will not issue permits for EV Ready work until the EPR is registered and compliant. That said, having both done simultaneously can save money, since some of the analytical work overlaps. Why Compliance Matters — and Why Some Reports Fail
EPRs must be completed to BC Hydro standards and registered with BC Hydro. A non-compliant report will be rejected — and there are many reports of this happening across the province.
Some Strata's have hired low-cost providers who believe pulling BC Hydro data with a minimal site inspection is sufficient. If that were the case, BC Hydro would do it themselves. Stratas that go this route risk paying twice — first for the non-compliant report, then for a compliant one completed under deadline pressure, if they can find a qualified provider in time.
